Thank you for using the website (the "Site") operated by H-DO (THAILAND) Limited (the "Company"). By accessing or using the Site, you are deemed to have agreed to all of the terms and conditions set out in these Terms.
Article 1 Scope of Application
These Terms of Use (these "Terms") apply to the website operated by H-DO (THAILAND) Limited.
Article 2 Services Provided
The Site provides the following services:
- • Provision of real estate information (property search and sale/purchase information)
- • Property purchase appraisal and property acquisition services
- • Purchase-and-resale business
- • Franchise operation support
- • Other ancillary services
Article 3 Accuracy of Property Information and Disclaimer
The Company endeavors to ensure the accuracy of the information published on the Site. Please note, however, the following:
- • Property prices, floor areas and other details are subject to change without prior notice.
- • The Company does not warrant the accuracy, completeness or currency of the information published on the Site.
- • Before making any decision to buy or sell, please confirm the details directly with the property owner or the responsible representative, and act at your own responsibility.
- • To the maximum extent permitted by applicable law, the Company shall not be liable for any damage arising from reliance on information on the Site.
Article 4 Intellectual Property Rights
All content on the Site (text, images, logos, designs, software, etc.) belongs to the Company or to the respective rightful owners. Reproduction, republication or commercial use without prior written permission is prohibited.
Article 5 Prohibition of Commercial Use and Unauthorized Republication
With respect to the property information, images, text and other content published on the Site, the following acts are prohibited without the prior written consent of the Company:
- • Republication, reproduction, adaptation, transmission to the public, provision of information, or use for any other commercial purpose on or to property search sites, real estate matching applications, social media, advertising media, or any other media or platform operated or managed by a third party.
- • Acquisition, collection, extraction, analysis or use by automated means (including, but not limited to, scraping, crawling, bots and any similar means); provided, however, that this shall not apply to general indexing by search engines and the like.
- • Use for machine learning, AI training or any similar purpose; provided, however, that this shall not apply to training for non-commercial purposes by AI services made generally available to the public.
Note: In the event of a breach of these Terms, or where there is a risk of such a breach, the Company may require the party concerned to suspend publication of the content, delete it, or take any other measures necessary to remedy or prevent the breach. Where the Company suffers damage, the Company may claim compensation for such damage, including investigation costs and reasonable attorneys’ fees.
Article 6 Other Prohibited Acts
In addition to the acts set out in the preceding Article, users shall not engage in any of the following:
- • Acts that impose an excessive load on the system.
- • Unauthorized access to, interference with, or alteration of the Site.
- • Entry of false information into forms.
- • Any other act that violates applicable laws or regulations.
Article 7 Form Submissions and Inquiries
When submitting an appraisal request, job application or inquiry form, please note the following:
- • Information provided will be handled in accordance with the Privacy Policy.
- • Submission of a form does not constitute the formation of a contract or any warranty.
- • The Company does not guarantee that it will respond to every inquiry.
Article 8 External Links
The Company assumes no responsibility whatsoever for the content or policies of third-party websites linked from the Site.
Article 9 Suspension of Use and Blocking of Access
The Company may suspend access to the Site without prior notice with respect to any user who breaches these Terms, or where necessary for system maintenance.
Article 10 Amendment of these Terms
The Company may amend these Terms. In such case, the Company shall notify users by posting on the website or by other appropriate means at least 15 days prior to the effective date of the amendment. The amended Terms shall take effect on the effective date specified in such notice.
Article 11 Governing Law and Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of the Kingdom of Thailand. Any dispute arising in connection with these Terms shall be resolved by the courts of the Kingdom of Thailand.
Article 12 Language
These Terms relate to services operated by H-DO (THAILAND) Limited, a company incorporated under the laws of the Kingdom of Thailand, and the governing law and jurisdiction are Thai law and the courts of Thailand. In light of the foregoing, the Thai version of these Terms shall be the authoritative text. The Japanese and English versions are provided merely as reference translations for the convenience of users. In the event of any difference in meaning or other discrepancy between the Thai version and the Japanese or English version, the Thai version shall prevail.
